Agreed. Just keep in mind that while you're renting you are pissing away money. At least you gain equity when you own a home. But it is definitely more of a struggle.

It's going to be hard enough getting used to living with his lady, he doesn't need the added stress a house will bring!

Any advice for a first time home owner?

Rent.

Dead serious. You're both young, you don't want to own a house yet. I bought one in December and it's not easy. EVERYTHING must be handled by YOU!

You lose power, the breaker box isn't tripped, the power company says it's not their fault, you can't call the landlord, YOU deal with it.

YOU have to mow the lawn every 2 weeks and pluck all the weeds and clean the rain gutters and shovel all the snow in the winter.

If walls need to be painted, YOU pay for it.

If the roof needs to be redone, or springs a leak, YOU fix it, or YOU pay for someone to fix it.

And that's just "other" shit that you can't budget for, that's not utilities, water, sewage, trash disposal, cable, home insurance and the devestating mortgage!

I could write a book. Trust me, dude, don't buy now. Rent. You have plenty of time in your life to buy a house.

Exactly. We'd get an apartment if we felt like renting. We're getting a house b/c we want our money to go towards something.

I don't think that'll be a problem. We've lived together before when we were 18. We've grown up a lot since then and have stayed over at one another's house since then. We'll be fine there.

I actually started this thread to see if anybody had any advice on what to look for when buying a house. Who to talk to, what to ask... basically advice on deciphering the bullshit involved with buying a house.

My advice is sound. On both fronts. You will have problems living with your girlfriend, trust me. There is no practice! Hahaha. Dude, you're like 22, right? Do you have a career? Done schooling? Both of you? Are you truly ready to skip almost 10 years ahead and buy a house? Invest in your life first, not a house.

If you're dead-set on it, though, KERBLAMO!!

Let me know. Not official yet, that's just the class certificate. The State test is in two weeks.

something really basic that people sometimes forget:
have the house evaluated and check all details. Never except the sellers Evaluator(most sellers offer an evaluator) get your own so that he'll be impartial and unbiased.

The only piece I can offer is to make sure there's no mold, especially if either of you is already allergic. Mold is evil.

Actually, I lied. I'd get something very small at first, since you don't have kids.

We are already set on buying. We really want to make an investment and we need to get on the ball b/c we're getting married in December.

True, but it's also like 250 bucks to get it don’t. I guess we could tie that into the purchase agreement somehow.

If you're set on buying, I would at least check into what I suggested on the first page. That's what the wife and I did, and it was relatively painless.

"Yeksimesh!"

We might. We're gonna try this from all angles. Thanks.

Go for something small (for a couple) first. When things go well, after some years, go for a greater one. That's the better way.

Yeah that's most likely what'll happen. We'll buy a small shack, live in it for 5 years, and the turn around and sell it or rent it out.

I just hope I can get one in time for this year's Medieval Tortoise Tournament.
