So Miesh and I are in the process of buying a house and holy crap this has to be the hardest thing I've ever done. Any advice for a first time home owner? |

it may be hard there, but here you can pay up to 8 millions just for a little shit piece of land to put a house on. A condo in every city costs at least 6 million. i mean, what the flying fuck? |

If you're a first time home buyer, you might want to check out the mass home builders (Centex, M/I, CP Morgan, Davis, etc.). My personal opinion is that Centex and CP Morgan are overpriced, but usually places like those offer low interest and decent incentives. I bought a home from M/I, got an FHA loan at 5.75% with a gov't furnished down payment, plus they threw in new GE appliances that would have cost me about $3000 to buy new. Its a good starter house for first timers. Plus, your woman gets to pick out the color of the carpeting, tile, etc., so she's happy. |

Rent. Dead serious. You're both young, you don't want to own a house yet. I bought one in December and it's not easy. EVERYTHING must be handled by YOU! You lose power, the breaker box isn't tripped, the power company says it's not their fault, you can't call the landlord, YOU deal with it. YOU have to mow the lawn every 2 weeks and pluck all the weeds and clean the rain gutters and shovel all the snow in the winter. If walls need to be painted, YOU pay for it. If the roof needs to be redone, or springs a leak, YOU fix it, or YOU pay for someone to fix it. And that's just "other" shit that you can't budget for, that's not utilities, water, sewage, trash disposal, cable, home insurance and the devestating mortgage! I could write a book. Trust me, dude, don't buy now. Rent. You have plenty of time in your life to buy a house. |

If you have a shit landlord, you move. Make sure the lease is a good lease, hold the landlord to it or move if they don't hold up their end. Renting is far easier, you do virtually nothing! Owning a home is a lot of hard work, not something you want to be doing so young unless you got stacks of cash. |

At least you gain equity when you own a home. But it is definitely more of a struggle. |

Most landlords don't put up with crap, especially when the people renting constantly break stuff. (A woman renting out one of my parents places has broken her dryer 3 times in the last MONTH). We also had to change sections of the first floor roof because they had let the water run in the 2nd floor bathroom (also meriting a replacement of the bathroom tile, and the shower, and the sink with furnishings). |
